You'll be renting the top floor apartment of an older home on Dufferin Street. The kitchen has brand new cabinets, counter and sink. The washroom has new tile, and new fixtures. The entire apartment has fresh paint, new carpet, and is free from any weird odors, insects or pests. This apartment has been cleaned from top to bottom. There are 3 closets, but they aren't huge. It's classified as a 2 bedroom, but I feel that it would best be better suited for use as 1 bedroom + den. Landlord is a web designer who lives and works downstairs.

laundry mat - 3 minute walk
dufferin grove park - 10 minute walk
Shopping - dufferin mall is a 10 minute walk, no frills, wallmart(groan), winners, beer store, shops.
TTC - 2 minute walk dufferin station
Cinema - Paradise cinema on bloor
Bank - CIBC at bloor and dufferin is closest
Market - organic farmers market at dufferin grove park every Thursday

LAUNDRY
No laundry in building, but a laundromat is within a 3 minute walk.

PARKING
Free on dufferin street, but restrictive during rush hour. Permit parking available on side streets. There is no parking space for the building.

PRICE INCLUDES
All basic utility services are included: hydro, heat, water. The house has central air conditioning that we use during the hot days. But we conserve energy when possible, and tolerate reasonable temperatures. It is not “office building cold”.

THE AGREEMENT
1st and last months rent must be paid in advance. References required from previous landlord with telephone numbers. Employment information. Your credit rating must be in good order. There will be a signed rental agreement.

*note: Queen size box springs will not fit through the stairwell. Sorry for this, but it's been tried.

WHO THIS IS BEST SUITED FOR
Couples who require a reasonably quiet lifestyle, or single professionals. Your mature and respectful attitude towards noise and cleanliness will be reciprocated. We are respectful of privacy, and take good care of our home. Be aware however that Dufferin is not a side street, so there are some light traffic sounds here. But if close proximity to the subway is more important to you this may be a good fit.
